Second viewing.

Took dad to see the potential shop premises and he likey it. Issue is, the estate agent says that there has been an increase in interest recently with 3 viewings booked for this week :/.

Should I risk it for a chocolate biscuit? Is Ledbury the right place? Now it’s getting real I’m asking all these questions hahah.

    im the last person in the world who should be dishing out any advice on these matters, but iv a good feeling about the fact that this shop will work wherever it is. Go with your heart/gut instinct and make it work.

    Also, estate agents have to say that there is an increased interest in any property that they represent, whether there is or not. Just one of the many many reasons that they are un-popular with many many people.

    Saw a programme once which was a well set up scam where all of the prospective buyers secretly all knew each other, and then they framed the estate agent. Was unbelievable how much the agent twisted words and even made up completely things that were designed to make the others interested feel more pressured or up their offers.

      Like Robin, I wouldn’t be pressured or rushed by the other viewings – if they exist. You don’t have to rely only on instinct. Decide, with your parents’ help, what you need and see how it fits. If it does, great. If it doesn’t, there are plenty of other shops coming on the market.
      I like Ledbury and I’d think it would attract the sort of person who would like your shop. It might be worth seeing what other shops are in the vicinity.

    I would echo what Robin and Jill have said.
    Also, look around at the other shops in the area, what sort of shops are they? Will they bring in custom to you? Will they be direct competition or friendly, healthy competition?
    And what was in the shop beforehand? Why did if leave?
    These are all helpful things to know.

    Pretty much what I said the other day Rosie, have you done projections and factored in the cost of fitting out the shop, rent, business rates, gas, electric, stock, staffing etc etc and sat with a small business adviser at a Bank to discuss them?

    Have you got quotes for the various insurances you need from a commercial broker?

    Until you have all the above you will have no way of knowing how feasible this is. I would tread so carefully, I know this is your dream but you have to make sure you are not going to cause yourself and your family a huge amount of stress and heartache because of financial problems.

    I really am not being negative but have a lot of experience of business and would hate to see you come unstuck, you just don’t need that headache right now!
